Roof soft wash cleaning.

No-pressure treatment that kills black streaks, algae and moss at the root — extending shingle life without harsh blasting.

What you get

A clean roof and an intact one

Those black streaks are algae, not dirt, and pressure washing a shingle roof to remove them strips granules and shortens its life. We treat the growth chemically at zero pressure, which is the method the shingle manufacturers themselves recommend.

Why it matters

Streaks are the warning, not the problem

What algae is actually doing up there while it is staining the roof.

It holds moisture

Algae mats trap water against the shingle, and constant damp is what accelerates aging on a Gulf-coast roof.

It costs you cooling

A dark, streaked roof absorbs noticeably more heat than a clean one — you feel it in the upstairs rooms.

It spreads

Growth travels down the roof plane and onto neighboring surfaces. Treating it early is far cheaper than replacing shingles.

How we do it

Our roof wash process

Inspect, treat, rinse — with no pressure at any stage.

1

Inspect first

We check the condition of the shingles, flashing and valleys before a drop of chemical is applied, and we will tell you if a roof is too far gone to treat.

2

Apply and dwell

An ARMA-approved algaecide is applied and given time to kill the growth at the root rather than just bleaching the surface.

3

Low-pressure rinse

Everything is rinsed at low pressure, gutters are cleared as we go, and the landscaping below gets a final wash down.

What actually happens during a roof wash

Before anything touches the roof, we look at the pitch, the access, and exactly where the black streaking and moss have taken hold — usually the shaded or north-facing planes first. Landscaping and anything below the roofline gets protected, since the treatment runs off as it works. We never walk on brittle or wet tile roofs if it risks cracking them; access and application method get adjusted for the roofing material, not the other way around.

The algaecidal solution goes on at low pressure and is given time to actually kill the organism at the root, not just knock the surface color off. A gentle rinse follows. It's normal for a roof to still show faint streaking on the day we leave — the dead algae continues to lighten and rinse away naturally with rain over the following one to two weeks, which is a sign it was treated correctly, not a sign it needs doing again.

Good to know

Roof cleaning questions

The questions we get asked from the driveway, looking up.

Will this void my shingle warranty?

No — the opposite. Soft washing with an approved algaecide is the method the asphalt shingle industry recommends. High-pressure washing a shingle roof is what puts a warranty at risk.

How long until the streaks disappear?

Most of the staining lifts as we rinse. Heavier growth can keep fading for a week or two afterwards as the dead material washes off in the rain.

Is it safe for my plants and gutters?

Yes, with preparation. Landscaping is soaked before and after, and we clear the gutters as part of the rinse so nothing sits in them.

How often do Emerald Coast roofs need it?

Every two to three years is typical here. Roofs under heavy tree cover or on the shaded north side often need it sooner.
